For the most part, there are no ocean views but other than that, the architecturally themed community of 75 attached townhomes located at 501 Herondo St in Hermosa Beach CA is unique and unlike any other condominium community in Hermosa Beach or the Beach Cities for that matter.
Located at the southern tip of Hermosa, the complex which was completed in 1987, lies just 3 blocks to The Strand, Beach and Pacific Ocean (for those who don't want to avail themselves of the onsite community pool) and sits right on the Valley-Ardmore greenbelt. In fact, about 17 homes directly face the jogging path.
Many of the homes are clustered around the central pool (picture) and in addition to the homes directly on the chips, many homes are accessed from Hill St to the east.
While you can find 3 bedroom units, the preponderance of the townhomes are 2 bedrooms. Most legitimately, or at least according to the property tax records, measure between 1439 - 1475 sq ft. The good news is that many have extra bonus areas not included the measured square feet as was common through out the South Bay at the time these units were built. Many owners have converted the bonus space to home offices or work out rooms. In addition to gas fireplaces, most units have a combination of patios, terraces, glass blocks for extra light, greenhouse windows and other nice touches.
But, it's really all about location. If you are looking for a great Hermosa Beach Sand Section lifestyle and enjoy surfing, bike riding, jogging, and the downtown Pier Av restaurant and night life, you want to be here.
Over the past few years, there haven't been that many sales. People hang onto these units - there are even some original owners. There were 3 sales in 2012, 1 in 2011 and 6 on 2010.
Not many units are rented out and there have only been a few short sales and baank owned REO foreclosures. Both of these facts help maintain prices which tend to be about on par for similar west of PCH South Redondo Beach townhouses and about 10-15% higher than North Redondo Beach. Needless to say, a lot more value for your money than you would find in Manhattan Beach.
