Let's take a deeper dive into the three Hermosa Beach neighborhoods. You can see on the map where they sold, now let's look at what sold.
Hermosa Beach Sand Section
MLS Area 148 is the Hermosa Beach Sand Section which includes the Strand, walkstreets, and ocean view properties. These are some of the most expensive properties in the Beach Cities.
The lowest priced home that sold in the Sand Section went for $1.4M and was a 1670 SqFt 2 bedroom house built in 1924 on a 1533 SqFt lot. That property was initially listed for $1,599M and was on the market for 61 days.
The highest priced Sand Section home sold was on the Strand and went for $8.350M after 1 day on the market and sold for under the listing price. Sounds like a deal negotiated as a pocket listing and entered into the MLS for "comp purposes". The home was built in 1990 has 3 bedrooms in 2747 SqFt and sits on a 2144 SqFt lot. Considering how far north on the Hermosa Strand that property sits, all in all a great deal.
The Sand Section October pick for over all value and desirability would be 336 34th St, a taken down to the studs remodeled home that changed hands at $2.225M which is a significant discount to what it would have been just a few blocks further north in Manhattan Beach.
Styled with the sophistication and traditional lines of a house on the Eastern Seaboard, this 3 bedroom 2 ½ bath home elevates the expectations of the contemporary beach home. Gorgeous ocean, Palos Verdes and twinkling city views are enhanced by La Cantina collapsible doors, seamlessly blurring the line between indoors and out. The highly refined kitchen is appointed with SieMatic-style cabinets, Wolf range, SubZero refrigerator, Bosch dishwasher and honed Carrera marble counter tops. Polished nickel fixtures and lighting exquisitely complement the irregular wide-planked rough-hewn hardwood floors throughout the home. The sunlit master bedroom opens on to an ocean view balcony and also features a walk-in closet and a bathroom with Bianca marble counters. Close enough to the beach to hear the waves crash, but located on a quiet street surrounded by an abundance of airspace and plentiful parking this classical beauty is a prize you will want to call home.
This is the neighborhood just east of the green belt on Valley Ardmore and west of PCH. Probably the best over all value Hermosa or Manhattan. Five homes ranging in price from $1.275M for a 1740 SqFt townhouse up to $2.425M for a 2593 SqFt detached townhome built in 2012. The MLS delineates it as Area 149.
The outstanding pick for this neighborhood would be 719 21st St pictured below. Though while fairly close to PCH, just a great property offering 3 bedrooms & 2.5 baths on 2593 sq. ft. of open design living space, hardwood floors throughout PLUS a rare 1000 sq. ft. panoramic Ocean View deck and fireplace extending from the top floor living space. Nana sliding glass doors offer majestic views from Palos Verdes to Malibu. Entertain in your spacious center island surrounded by plenty of kitchen storage, walk in pantry and stainless steel appliances. Open and spacious master bathroom with his & hers basins offering plenty of space. A private separate office, reading or TV room sits adjacent to a private zen inspired yard. A private two car garage for this end unit. Truly a beautiful and naturally bright home, exemplifies stunning ocean views and coastal contemporary living comfort on two levels of living space.
East Hermosa Beach
As you might guess, East Hermosa (MLS Area 150) is east of PCH. This neighborhood may also be referred to by some as the Hermosa Hills.
Eight sales starting at $810K for a two bedroom condo and going up to a high of $2.225M for a 5 bedroom on 14th St.
The pick for October is the gorgeous new construction on 7th St. This beautiful, freestanding townhome, designed and built by Steve Lazar of South Swell, was inspired by the coastal lifestyle. Featuring an abundance of natural light, beautiful ocean views, and multiple outdoor decks the home takes full advantage of the idyllic location with a focus on indoor/outdoor living.
